Locked A–F screen: price vs comps, rent/price, tax+insurance, motivation, text risk, and data quality. Outcome is PASS, WATCH, or SKIP — never invented sold prices (Oklahoma is non-disclosure).

The locked A–F screen
- Price vs comps — asking price against nearby sold/asking context where available.
- Rent / price — GOI vs ask under locked underwriting rails.
- Tax + insurance — annual tax and insurance load (insurance often UNVERIFIED).
- Motivation — DOM, price cuts, and listing-language signals.
- Text risk — remarks that raise rehab, HOA, or title flags.
- Data quality — matched rent comps and complete fields; shared or thin data gets docked.
