  1. Scout pulls OKC & Tulsa listings

    We watch new listings, price moves, and DOM shifts across Oklahoma City and Tulsa — focusing on stock small investors, wholesalers, and PMs actually care about.

  2. Analyst scores each pick

    Locked A–F screen: price vs comps, rent/price, tax+insurance, motivation, text risk, and data quality. Outcome is PASS, WATCH, or SKIP — never invented sold prices (Oklahoma is non-disclosure).

  3. Publisher packs the Monday brief

    A short ranked pack with totals, citations where we have them, and a plain-language writeup — not a 40-page PDF.

  4. You get it Monday morning

    Open the brief, chase what fits, ignore the rest. One-shot or monthly — your call.

The locked A–F screen

  • Price vs comps — asking price against nearby sold/asking context where available.
  • Rent / price — GOI vs ask under locked underwriting rails.
  • Tax + insurance — annual tax and insurance load (insurance often UNVERIFIED).
  • Motivation — DOM, price cuts, and listing-language signals.
  • Text risk — remarks that raise rehab, HOA, or title flags.
  • Data quality — matched rent comps and complete fields; shared or thin data gets docked.
